We got tired of
missing the fine print.

SiteRead was born from a simple frustration: estimators spending 80+ hours reading spec books, only to miss the one clause that costs the project $200K.

We watched estimators pull all-nighters scanning through thousands of pages — highlighter in hand, Red Bull on the desk — trying to catch every submittal, every delegated design clause, every hidden cost trap.

The tools they had were built for generic documents. They didn't understand construction. They couldn't tell the difference between boilerplate and a $50K mockup requirement buried on page 847.

So we built SiteRead. An AI that reads specs the way an experienced estimator does — understanding CSI divisions, recognizing risk patterns, and flagging the clauses that actually matter.

We're a team of construction professionals and AI engineers based in Toronto, working closely with GCs across Canada and the US to build something that actually fits real-world workflows.
